Buy a Home in Calgary With Someone Who Explains Everything
Buying a home should not feel like signing documents you do not understand. I walk you through every step — financing, neighbourhoods, inspections, conditions, possession — in plain language, in English or Russian, and I answer the phone when you have a question at 9 pm.

How buying with me works
1. A real conversation first
Budget, timeline, must-haves, deal-breakers. Thirty minutes on the phone or over coffee saves weeks of looking at the wrong homes.
2. Pre-approval before showings
Knowing your real number changes everything. My wife, Neethu Ryltsev, is a licensed mortgage broker with Mortgage Architects and can get you pre-approved quickly and independently.
3. The right homes, not all homes
You get a saved search with your criteria and new listings as they hit the market — plus my honest take on each one before we go see it.
4. Showings and straight answers
I will tell you what I see: the roof, the furnace, the neighbours, the resale risk. If a home is wrong for you, I say so.
5. Offer and negotiation
Price, conditions, deposit, possession date — I structure the offer to win without overpaying, and negotiate on your behalf.
6. Inspection to keys
Inspection, financing condition, lawyer, walkthrough, possession. I stay on it until you are standing in your new home.

Frequently asked questions
Do I pay you as a buyer?
In most Calgary transactions the buyer’s agent is paid from the commission set in the seller’s listing agreement. We go through the buyer representation agreement together before we start, so you know exactly how it works.
How much do I need for a down payment?
In Canada the minimum is 5% on the first $500,000 and 10% on the portion above that, up to the insured-mortgage limit; 20% avoids mortgage insurance. Your actual number depends on price and lender — a quick pre-approval settles it.
I am moving to Calgary from another province or country. Can we do this remotely?
Yes. I work with relocating buyers every week: video showings, document review by email, and a plan for the possession date that matches your move. See the Relocate page for the full process.
Can I buy a home with a rental suite?
Yes, and it is often a smart move. I own rental property myself and will explain legal versus illegal suites, what lenders accept, and what the real numbers look like.
